For property owners living abroad

Property Recovery for Overseas Pakistanis

Illegal occupation, fake transfers, inheritance disputes and problem tenants, handled in Pakistani courts while you stay in the UK, USA, UAE, Saudi Arabia or Europe. You sign one power of attorney; we do the rest.

Property problems we handle

Overseas owners are frequent targets because they are not there to notice. These are the cases we see most often and the legal routes we use.

Illegal occupation

A relative, tenant or stranger has taken possession of your house or land.

Our route: Illegal Dispossession Act complaint, or civil suit for possession.

Fake transfer or forged documents

Your property was transferred using a forged sale deed or fake power of attorney.

Our route: Suit for cancellation and declaration, stay order, and forgery complaint.

Inheritance dispute

One heir controls family property and will not share it.

Our route: Inheritance mutation and partition suit.

Problem tenant

Your tenant has stopped paying rent or will not vacate.

Our route: Eviction petition before the Rent Tribunal or Rent Controller.

Builder or society fraud

A plot or flat was not delivered, or was sold twice.

Our route: Civil suit, complaint to the authority, and fraud complaint.

Encroachment

A neighbour has built on part of your plot or blocked your access.

Our route: Demarcation, civil suit and injunction.

How we recover your property

  1. Send your documents on WhatsApp. Registry, fard or mutation, transfer letter, and what has happened. The consultation is free.
  2. We check the record. We verify the land record, registry or society file to see exactly what has been done with your property.
  3. Sign a special power of attorney. We draft it for this case; you sign it at the Pakistani embassy or consulate.
  4. We file the case. In the right court, with a request to stop further sale or construction where the facts allow.
  5. Hearings and updates. Your advocate attends every hearing and you get an update on WhatsApp after each one.
  6. Possession and record. Once you win, we follow up on possession and correct the record in your name.

Why overseas owners choose us

Our advocates have more than 15 years of experience in property and civil cases, and our team works in cities across Pakistan, so your case is handled where your property is.

In Punjab, overseas Pakistanis can also complain to the Overseas Pakistanis Commission. We can prepare and follow up that complaint alongside your court case.

Fees and payment

We review your documents, discuss the case and agree the fee with you on WhatsApp or a call before any work starts.

Payment by bank transfer, JazzCash or Easypaisa.

Protect your property while you are abroad

Keep the record clean

Keep certified copies of your registry, fard and mutation, and check the land or society record at least once a year.

Limit powers of attorney

Give special powers of attorney for one task, not wide general ones, and cancel old ones you no longer need.

Put tenancies in writing

Use a written tenancy agreement and collect rent through the bank, so you have proof if a dispute starts.

Property recovery FAQs

Can I get my property back without coming to Pakistan?

Yes. You sign a special power of attorney at the Pakistani embassy or consulate, and your advocate files and runs the case for you. You usually only need to appear if the court specifically asks for you.

A relative is living in my house and refuses to leave. What can I do?

Depending on how the relative came into the property, you can file a complaint under the Illegal Dispossession Act, 2005 in the Sessions Court, or a civil suit for possession. We advise which route fits your facts after reviewing your documents.

Someone transferred my property with a fake power of attorney. Can it be reversed?

Yes, a transfer based on a forged document can be challenged. We file a civil suit to cancel the document and declare your ownership, ask the court to stop any further sale, and file a criminal complaint for forgery.

Can the court stop the property from being sold while the case runs?

In suitable cases the court can grant a temporary injunction to stop further sale or construction while the case is decided. We apply for it when the facts support it.

How long does a property case take?

It depends on the type of case, the court and whether the other side contests. We give you a realistic timeline after reviewing your documents, and update you after every hearing.

What documents do I need?

Your sale deed or registry, fard or mutation, allotment or transfer letter for society property, your CNIC or NICOP, and any proof of possession such as utility bills, photos or tenancy agreements.
